The Villas at Disney's Grand Floridian Resort & Spa

The Villas at Disney’s Grand Floridian Resort & Spa share the grounds, the tables, the pools and the spa of Disney’s Grand Floridian Resort & Spa, but they are a distinct address, filed under Deluxe Villas and part of the Disney Vacation Club since 2013. You sleep in villas rather than hotel rooms, and you walk to Magic Kingdom Park.

Three ways to reach Magic Kingdom Park

That is this address’s strong argument, and it is rare. The resort monorail loop runs straight to the park entrance. The ferry crosses the Seven Seas Lagoon. And a path of less than a mile follows the water to the gate. Three modes to one park, walking among them: few addresses on property can say as much.

For EPCOT, Disney’s Hollywood Studios and Disney’s Animal Kingdom Theme Park, it is the bus. One nuance travels badly: the resort monorail reaches the Transportation and Ticket Center, where another monorail leaves for EPCOT, but Disney lists the bus as the service to EPCOT. Do not count on the monorail as a direct link. No Disney Skyliner serves this address.

Two generations of villas under one name

The original building opened in October 2013. In June 2022, Disney added the Resort Studios in the Big Pine Key building, which are converted hotel rooms rather than new construction. The difference between the two generations comes down to the kitchen, and that is the question to ask before booking.

The Resort Studio, about 440 square feet for five, has neither a full kitchenette nor a microwave: a beverage cooler and a Keurig coffee maker. The Deluxe Studio in the 2013 building, 374 square feet for five, has a kitchenette with a microwave. From the one-bedroom villa up, 844 square feet for five, you get a full kitchen and a washer and dryer in the unit.

Above those come the two-bedroom villa, for nine or ten depending on configuration, and the three-bedroom Grand Villa at around 2,800 square feet, for twelve. One caution: Disney’s page sometimes shows “sleeps up to 12” beside the one-bedroom villa. That is a filter display, not a real capacity.

The lobby was redone, and the tea is back

Disney carried out a lobby renovation between 2025 and 2026: the skylight stained glass restored, the chandeliers refreshed, period-inspired wood furniture, an impressionist-style mural above the grand staircase showing the resort as it might have looked in the early 1900s, and a new atrium carpet that picks up the Victorian language of flowers, with more than two hundred blooms and a few hidden Mickeys.

The Perch, the new lobby bar, opened on 10 November 2025: champagne, wine, beer and signature cocktails, in a setting of carved woodwork and custom stained glass. And The Garden View Lounge reopened its tea service in March 2026, with an Alice in Wonderland theme laid over the Victorian aesthetic, loose-leaf teas, a vegan option and a children’s tea service.

The Grand Floridian’s tables

Victoria & Albert’s holds the top of the bill, fine dining and Michelin-starred. Citricos serves contemporary American cooking in a setting inspired by Mary Poppins. Narcoossee’s puts seafood across the lagoon from Magic Kingdom Park.

1900 Park Fare welcomes characters at breakfast and dinner. The Grand Floridian Cafe stays the relaxed table, Gasparilla Island Grill serves at the counter, and Enchanted Rose unfolds its Beauty and the Beast theme in the evening. Two bars complete the picture by the pools.

The pools, the beach and the spa

The Beach Pool lines the Seven Seas Lagoon with a 181-foot slide, about 55 metres. The Courtyard Pool stays quiet, with its kiddie pool. A sand beach faces the lagoon, and a whirlpool completes it.

The Grand Floridian Spa offers massages, body treatments, hair care and nail care. The former name Senses Spa still circulates on many sites: it is the same place. A health club with fitness equipment, jogging paths around the lagoon with a view of the castle, boat rentals, fireworks cruises, outdoor films and campfires fill out the rest.

What the stay gives you, and what it does not

Early entry of thirty minutes at all four parks, every day of the stay. Extended evening hours, reserved for Disney Deluxe Resorts and Disney Deluxe Villas, of which this address is one, confirmed by Disney through 2027. The seven-day window for Lightning Lane passes, against three for the general public. Dining reservations sixty days ahead. Charging to the room and included theme park parking.

Delivery of park purchases to the room has not been restored since 2020: what remains is pickup at the front of the park and shipping home. No children’s club or childcare service appears on the resort’s official page: the children’s activities are the campfire, the outdoor film and the arcade.
